About us
The subdivision property is divided into lots for single family living. Roads using a plot grid were planned throughout the subdivision but only a few were ever constructed. The developed roads are private and maintained by the corporation, and only members of the Association have the right to use the roads. In winter, the Town of Delavan plows the roads to maintain access for police, fire, and postal vehicles. The roads wind from side to side within a 50-foot easement and the distance between the member's property and the road varies.

The majority of the houses were built in the late 30s, 40s and 50s. The original houses were summer places or cottages used as a get away from the summer heat of the city and had few conveniences such as hot running water, shower or tub, or modern gas or oil furnaces. Hot water was heated on the kitchen stoves for washing and twigs and branches were gathered to be placed in the pot-bellied type stoves that heated the cottages.

All Association members must establish and maintain their own private well for their water supply.

View Crest Estates Corporation has its own private beach, launch and swim piers, and waterfront. Member boats are anchored in the channel at designated spaces leased from the Association, and are moored along side privately maintained piers. Membership in the Association, gives "Members in Good Standing," their family, and their guests the right to use the private roads, the beach, the waterfront, the use of a key for the boat launch lock, and an assigned pier space or the opportunity to purchase a leased pier space as it becomes available. To remain a "Member in Good Standing," the member must pay all assessments in a timely manner, and members, their family, and their guests must comply with the Membership Provisions, Pier Regulations, Rules of Conduct, Golf Cart Rules, or other rules and regulations adopted by the Board of Directors and all Town of Delavan and Walworth County ordinances.

The subdivision is surrounded by forested land where development never took place, on the island, and elsewhere throughout the subdivision. Several years ago, the Corporation in an effort to save the uniqueness of the area agreed to put the land in conservancy (protection of natural resources) where no one could build or disrupt the area. The land remains View Crest Estates property and with restrictions can be enjoyed by its members. However, motorized vehicles, (including "golf carts", "dirt bikes" and other "off road" vehicles) cannot be used on conservancy land. Trees, shrubbery and other flora may not be taken from the property. Feeding wildlife is prohibited. Gathering food is permitted.

The Wisconsin Department of Natural Resources has designated the North Bay (off View Crest Estates Corporation waterfront) as a sensitive area. These areas provide water quality benefits to the lake, reduce shoreline erosion, and provide habitat necessary for seasonal and/or life stage requirements of fish, invertebrates, and wildlife. Rules pertaining to the sensitive nature of the area are enforced.
